German semiconductor major Infineon Technologies is set to take up nearly 6.3 lakh sq ft of office space in Bengaluru’s Whitefield, committing more than ₹750 crore in rentals over the 10-year lease period, according to Propstack data.

Infineon Technologies India has signed a fresh lease for 6,31,923 sq ft at Brigade Solarium City, with the lease commencing from December 1, 2026. The property is owned by Akruthi Infra-Build Developers. The company will occupy floors G through 9 of the development at a monthly rent of ₹5.56 crore, translating to a starting rental of ₹88 per sq ft per month.

The lease comes with a 15 per cent escalation every three years and a six-month security deposit of about ₹33.36 crore. The agreement also provides for an eight-month rent-free period. Factoring in the escalation structure and the rent-free period, the total rental outgo over the 10-year term works out to about ₹752 crore.

The sizeable office commitment comes shortly after Infineon announced the acquisition of Bengaluru-based C2i Semiconductors, a move that underscores the German chipmaker’s growing focus on India as an engineering and innovation hub.

Infineon announced on August 24 that it would acquire C2i, which specialises in software-defined multiphase controllers and smart power stages for AI data centre applications. The acquisition is aimed at strengthening Infineon’s power solutions for AI data centres and expanding its capabilities in next-generation power delivery architectures.

The company said the transaction would also create a new centre of excellence for digital power technologies in India and further strengthen its global R&D network. Infineon currently employs around 2,500 people in India.

The latest office lease could therefore mark a significant expansion of Infineon’s Bengaluru footprint as demand for semiconductor engineering talent and AI-related power technologies accelerates.

The transaction also adds to the momentum in Bengaluru’s commercial real estate market, particularly in the eastern corridor, where large technology and engineering companies continue to consolidate sizeable office footprints.
